Until then, both buyer and seller may change their minds without the other party being able to make any claims.<\/p>\n<p><strong>The estate agent&#8217;s role<\/strong><br \/>\nThe estate agent is an impartial intermediary who must safeguard the interests of both seller and buyer. The estate agent can provide advice and guidance, but it is always the seller who makes the decisions regarding the sale.<\/p>\n<p><strong>How does bidding work?<\/strong><br \/>\nThere are no statutory rules governing how bidding must be conducted. Open bidding is most common, where bids are continuously reported to the seller and other prospective buyers. In some cases, closed bidding is used, where all bids are submitted within a specified period without the prospective buyers being informed of each other&#8217;s bids.<\/p>\n<p><strong>The seller decides<\/strong><br \/>\nIt is always the seller who decides whether bidding will take place, to whom the property will be sold and at what price. The seller does not have to accept the highest bid and may stop the sale at any time before the purchase contract has been signed.<\/p>\n<p><strong>Bids are not binding<\/strong><br \/>\nA bid, whether made orally or in writing, is not legally binding. Bidders may therefore raise, lower or withdraw their bids until the contract has been signed.<\/p>\n<p><strong>The estate agent must forward all bids<\/strong><br \/>\nUntil the purchase contract has been signed, the estate agent is obliged to forward all bids to the seller.
