FAQ
How do I know what my house is worth?
The value of a home is affected by several factors, including location, condition, size, plot, standard and market demand. A free valuation provides a realistic picture of what your home could sell for today.
When is the best time to sell?
A property can be sold at any time of year, but the market varies depending on the season and local conditions. The most important thing is to start from your own situation and, together with the estate agent, plan the sale for the best possible result.
How much does it cost to hire an estate agent?
The fee varies depending on the arrangement and scope of the assignment. Usually, the estate agent and seller agree on a fixed fee, a percentage-based fee or a combination of the two. The fee is paid only once the property has been sold.
Do I need to renovate before selling?
No, but minor improvements such as painting, cleaning and simple maintenance can sometimes improve the overall impression. An estate agent can advise you on which measures are worth doing – and which you can skip.
How do I prepare the property for photography and viewings?
A clean, tidy and bright home often creates a better first impression. Put away personal belongings, create order and allow the property’s spaces to stand out.
How long does a sale take?
The time required varies depending on market conditions and the circumstances of the property. A normal sale, from the first meeting with the estate agent until completion, can take from a few weeks to a couple of months and, in some cases, years.
Do I have to have the house inspected before selling?
It is not a requirement, but a pre-sale inspection can create security for both seller and buyer and reduce the risk of future disputes.
What does the seller’s responsibility involve?
As a seller, you have a duty to disclose defects and deficiencies that you are aware of. At the same time, the buyer has an extensive duty to inspect the property. It is important to be transparent as a seller and disclose all defects that you know about.
How does bidding work?
Bidding is voluntary and usually takes place openly between prospective buyers. The seller decides whether to accept a bid and is not obliged to sell to the highest bidder.
Can I sell before I have bought a new home?
Yes. Many people choose to sell first so that they know their budget before purchasing their next home. It is also possible to adjust the completion date or find other solutions that suit your situation.
What documents do I need before the sale?
Usually, information is required regarding operating costs, any renovations and building permits, as well as an energy performance certificate if one is required.
Is a valuation free of charge?
An oral market valuation is free of charge. It is suitable for you if you are considering selling your home, even if you have not yet decided to proceed with a sale.
If, however, you need a written valuation, for example in order to mortgage the property without selling it, we charge a fee for the valuation.
When should I contact an estate agent?
The earlier, the better. Even if you are planning to sell at a later date, an initial meeting can provide valuable advice on how best to prepare the property and plan the sale.
